Garage Floor Epoxy in The Colony, TX

Turn the stained, dusty slab behind the garage door into a clean, bright floor that handles cars, boats, carts and everything else that lives there.

Why Garages Here Get Coated

In a lot of homes around The Colony, the garage works harder than any other room. It is the everyday entrance, the storage unit, the workshop and, from spring to fall, the dock for the boat, the paddleboards and the golf cart. Bare concrete soaks up every drip and tracks fine dust into the house.

A coated garage floor solves all of that at once. Oil and coolant wipe away instead of staining. The dust stops. A glossy surface bounces the overhead light around, so the room feels brighter, and flake disguises everyday scuffs. It also makes a strong impression when a home goes on the market.

Laundry rooms, mudrooms, home gyms and hobby rooms on slab take the same systems well. If the goal is a showpiece in a converted garage or game room, metallic epoxy is the place to look.

Is a Coated Garage Floor Right for You?

A natural fit when

  • Oil spots, tire marks and dust have taken over the slab
  • A boat, trailer, golf cart or motorcycle shares the space
  • You want to hose the floor off after a lake weekend
  • A sale, a remodel or a new workshop is on the horizon

Worth a conversation first if

  • Groundwater rises through the concrete after big storms
  • A sun-facing door would get plain epoxy with no UV topcoat
  • The cars have to be back inside by tonight
  • An existing coating is peeling and cannot be removed

Options

Garage Floor Options

Four builds cover nearly every garage. Blends can be chosen to sit well with cabinets, paint or the brick outside.

  1. Full flake broadcast

Chips scattered to complete coverage over a tinted base, then sealed clear. Textured, grippy and extremely forgiving.

  2. Accent flake

Chips sprinkled sparingly over a tinted base: mostly solid color, with just a touch of speckle.

  3. Solid color with grit

One even color with fine grit in the topcoat. A favorite for home gyms and workshops.

  4. Metallic show garage

A metallic finish for a collector's garage or converted space. Best on a very flat slab.

The craft

Hot Tires and the Topcoat That Stops Them

The toughest test a garage floor faces in North Texas is a hot tire. After a summer drive, the rubber comes home soft and warm; as it cools on the floor it can grip a weak coating and peel it away. This is hot-tire pickup, and it is the number-one complaint about store-bought kits.

The answer is a slab ground to open concrete, a resin build with real thickness, and a topcoat designed for vehicle traffic. Where afternoon sun pours through a south- or west-facing door, the topcoat should also be UV stable, or the band of floor nearest the opening will slowly turn amber.

Boat trailers add their own wrinkle: wet tires, lake water and grit. Flake finishes with a grit-loaded topcoat keep their grip and rinse clean with a hose and a squeegee.

The process

Your Garage, Start to Finish

  1. Step 1

    Empty the bays

Cars, bins and shelving move out; fixed cabinets are worked around and listed in the estimate.

  2. Step 2

    Grind

The slab is diamond-ground, including along the walls and at the door threshold.

  3. Step 3

    Repair

Cracks, pits and chipped edges are filled so the floor reads as one surface.

  4. Step 4

    Base and flake

The tinted base goes down and flake is broadcast to the chosen coverage.

  5. Step 5

    Topcoat

A clear topcoat locks in the flake, with grit where you want more traction.

  6. Step 6

    Move back in

Foot traffic usually the next day; vehicles once the topcoat has fully cured.

Pricing

What Changes the Cost of a Garage Floor

No two garages price the same. These line items explain most of the difference:

  • Number of bays

Single, double or triple, along with cart bays, alcoves and workshop corners.

  • Concrete condition

Deep cracks, pitting, oil-soaked areas and old paint add grinding and repair.

  • Chip density

Covering the base completely in flake takes several times the material of a light accent.

  • Wear layer

A second clear coat or a UV-stable chemistry adds to the price and to the years.

  • Stem walls and steps

Coating the low walls and the steps into the house adds detail work.

  • Apron

Extending onto the driveway apron needs an outdoor-rated system.

Garages Around The Colony

Many of the city's original neighborhoods date from the 1970s and 1980s, so their slabs have had decades to collect cracks, oil and the odd coat of paint. Newer homes in The Tribute and Castle Hills may still carry the curing compound from construction. Grinding deals with both, though older slabs usually take longer.

Neighborhood associations sometimes limit contractor hours or driveway parking for trailers and equipment. Pass those rules along early and the work will be planned around them.

Care

Easy Upkeep for a Coated Garage

A leaf blower or push broom clears grit in minutes; a bucket of warm water with a gentle soap handles the rest. Lake water and storm runoff can be squeegeed straight out the door. Oil and antifreeze come up cleanly if wiped soon.

Set a scrap of plywood or a puck under kickstands and jack stands, and roll heavy tool chests rather than sliding them. That is genuinely most of the maintenance.

Questions

Garage Floor Epoxy: Your Questions

Something we missed? Call (469) 535-7142, open 9–6:30 daily, and ask it directly.

How is the price of a two-car garage worked out?

By measuring the floor, judging the repairs, and pricing the chosen build layer by layer. Coatings start at a set rate per square foot; the written estimate shows your total.

Will a coated garage floor handle my boat trailer?

Yes, with the right build. A ground slab, a thick flake system and a grit-loaded topcoat handle wet tires, lake water and the weight of a loaded trailer.

Why do garage kits peel?

Most kits are thin coatings rolled over etched or simply washed concrete. Hot tires grab them and pull them up. Grinding and a thicker, topcoated system prevent that.

Is a flake garage floor slippery when wet?

Flake adds texture, so it grips better than a smooth gloss. Fine grit in the topcoat adds more traction if needed.

What happens to the cracks in my garage?

They are routed out, filled and ground level, and flake hides them well. North Texas clay can still reopen a fine line years later.

When can the cars come back in?

Once the topcoat reaches full cure, typically a few days, sooner with polyaspartic. The estimate names the date.
